Most homes in Middle Tennessee have never had their crawlspace professionally cleaned. What builds up over the years β old insulation, animal waste, debris, failed vapor barriers β is actively harming your home's air quality and making every other crawlspace improvement less effective.
When we open a crawlspace that hasn't been professionally cleaned, we commonly find a combination of the following β often accumulated over decades:
Installing a vapor barrier or new insulation on top of any of this creates a sealed environment where those problems continue to worsen β hidden from sight.
We do the dirty work so you don't have to β and so that every subsequent improvement to your crawlspace actually performs the way it should.
Before we remove anything, we photograph the entire crawlspace. This documents existing conditions for insurance claims, real estate disclosures, and your records.
Every piece of damaged, wet, or fallen insulation is bagged and removed from the property. We don't push it aside or leave it in piles.
Construction trash, failed vapor barrier material, animal waste, carcasses, nesting material, and any other debris is removed and properly disposed of.
After removal, we apply EPA-registered antimicrobial spray to all surfaces β soil, joists, subfloor, and rim joists β to eliminate bacteria, mold spores, and odor sources.
Ammonia from animal urine and organic decay odors are treated at the source. After cleanout and treatment, the space should be essentially odor-free.
After cleanout, we provide a written assessment of what we found, what was removed, and what next steps we recommend β with photos.
Almost always yes. Installing a vapor barrier over wet insulation, debris, or animal waste traps those materials and guarantees ongoing problems. We include a cleanout assessment with every free inspection and will be honest about whether yours needs it.
Our crews use appropriate PPE including respirators, Tyvek suits, and nitrile gloves. Waste materials are double-bagged and disposed of according to local regulations. We apply EPA-registered antimicrobial spray after removal to neutralize remaining pathogens.
We'll flag it immediately. If we find evidence of an active rodent infestation or large wildlife, we'll coordinate with a pest control or wildlife removal company before proceeding with cleanout and encapsulation. Sealing an active nest inside creates a much bigger problem.
Always. We document the full crawlspace before starting and provide a photo set at completion. These are yours to keep and are useful for insurance, real estate, and future reference.
